Construction of a new residential area in Zemun at the beginning of 2017 – 1,500 apartments to emerge at the former site of Aleksa Dundic barracks

The Building Directorate of Serbia (BDS) will start planning the new residential area at the former site of the Aleksa Dundic barracks in Zemun this autumn, and the construction of the first buildings might start at the beginning of 2017. According to the first estimates, a little over 1,500 apartments will be built in the new neighborhood, and the exact number will become known after the necessary planning documentation is adopted.

At the site of the barracks, the works on demolishing the existing military facilities and preparing the location for construction are in progress. The planning documentation is being prepared simultaneously.

The urban neighborhood construction project in Zemun is being carried out based on the cooperation of BDS and the Ministry of Defense.

The Directorate acquired the Aleksa Dundic barracks from the Serbian Armed Forces in 2015.

The Tax Administration has estimated the value of the land and the facilities on the location at EUR 12.5, and the Serbian Armed Forces have gotten apartments in Belgrade, Novi Sad, Cacak, Krusevac and Kursumlija in that amount.

In addition to this project, BDS started constructing two new residential buildings in the Dr Ivan Ribar residential area in New Belgrade this March.

The new buildings are located in the western area of the neighborhood and will have 212 apartments with one to four rooms and with 31 to 113 square meters of floor area. The works at the construction site are progressing according to the schedule, and they should be completed by June 2017.

The prices of a square meter of an apartment range from EUR 1,230 to 1,290, VAT not included. Those who buy apartments with three, three and a half and four rooms will get a garage spot for free.

The apartments in the new buildings will accommodate 53 families from the two buildings which had a problem of wall pollution. A certain number of apartments went to the City of Belgrade, and 115 apartments have been put on sale.
