Galens Invest has been operating successfully for 18 years and according to its Deputy CEO, Milos Dimitrijevic, they have experience backed by extensive expertise and skilled staff. The company has around 60 facilities under its belt and today it is simultaneously building over 400,000 square meters across ten different projects and locations. About this, their plans and the real estate market Dimitrijevic spoke to eKapija for their special edition newsletter.

Galens Invest is considered a leader in investments and construction in the country. It has been operating successfully for nearly two decades with around 60 realized projects so far. How do you overcome the challenges on the market?

-As a company with nearly two decades of business, we have experience backed with great expertise and the knowledge of our staff on our side. Since we are always improving and upgrading our work method, we have gained a certain credibility and were given huge confidence form our clients, in Novi Sad at first, followed very soon by Belgrade and then in the entire region too. We have a standardized approach to each facility and every project is carefully planned and dynamically adjusted. We are constantly watching the market and following innovations on the European market, we listen and try to respect the needs and suggestion of our clients as best we can, to fulfill wishes and ideas of each individual with our approach and treatment.

We have positioned ourselves on the market, which is constantly being affected by the external factors, by putting in energy, work and professionalism. Mainly, I`m referring to the period of the last few years, the challenging times which started with the pandemic and have lasted until today and we still managed to take up leadership on the market.

I would like to mention our main contractor, Galens DOO, without which our progress would not be possible. Together we learned, perfected, followed world trends and implemented the latest methods of construction, latest mechanization and materialization. Also, the realization our past and all future projects as well would not be possible without the support of extremely valuable partners – business banks. I will take the opportunity to thank, on behalf of the company, Unicredit Bank, NLB Komercijalna bank, Intesa bank, OTP bank, Alta bank and others that have participated for years in the company operations and its development.

Galens Invest has been operating for full 18 years, it has realized around 60 projects and today it is simultaneously building over 400,000 m2 across 10 different projects and locations.

What are Galens Invest current projects – construction sites?

-Galens Invest has just finished a significant project cycle – New Minel Residence & Office in New Belgrade, Avenija Garden Residence, Pasent Home and Gunduliceva complex in Novi Sad and the contemporary mountain resort on Zlatibor – Hotel Zlatibor Mountain Resort & Spa.

At the moment, we are in the process of building the modern residential complex Woodstar Residence, which is surrounded with the greenery of Zvezdara forest and presents its tenants a beautiful view at the Danube. As far as Novi Sad, we have King`s Park under construction there, a residential complex in Novo Naselje, an urban neighborhood with the most green areas. This complex consists of five blocks and it is designed to satisfy all needs of modern lifestyle. Beside this complex, in the vicinity of Novi Sad – in a quiet part of Sremska Kamenica we are currently working on the Garden Hill residential complex, which offers its tenants much-needed peace and an ideal natural environment for family life.

One of the company`s recent steps forward is the construction of mountain resorts and residential facilities on the mountain. After we finished the luxury hotel Zlatibor in the city center, we directed our attention and resources to the construction of RUJ Mountain Residence & Spa in the quieter part of Zlatibor. Also, we are currently working on the most modern resort in the region – Jahorina Mountain Resort & Spa. Owing to its features, the resort will return the old glory to the mountain and the position it has in the social life of the entire region.

What are Galens Invest`s plans for the following period? Which projects will mark the following year?

- Soon we are going to start construction of a very significant project – Pupin`s Palace in New Belgrade. This project will definitely, for the most part, mark our future business period. Aside from Pupin`s Palace, we are expected to continue working on New Minel Residence & Office and the beginning of construction of its second phase and in Novi Sad we are continuing work on the current King`s Park and Garden Hill projects.

When it comes to mountain locations, in Zlatibor we are carrying on with the construction of RUJ Mountain Residence & Spa residential complex and in Jahorina, we are building Jahorina Mountain Resort & Spa. I would like to note that for the next period we have expansion of our business operations in the region in the works, which means more new projects, which will be supported, as before, by our leading business banks.

Expanding your activities to construction of hotel and residential facilities on mountains is a relatively new practice for your company. How would you assess this trend, from the investor`s point of view?

-Hotel Zlatibor Mountain Resort & Spa was opened in February this year. In a relatively short time, it has become a favourite vacation spot for tourist from the whole region. It is situated in the very center of this tourist destination and thanks to its location, features and top-quality service, it has gained the trust of a large number of people. Out of various features, we are singling out the luxury Magnesium Wellness & Spa center, which covers an area of 4,000 m2 and which has specific water rich with magnesium. The center also features a restaurant with high quality food,a congress center, spacious playroom for children, bowling alley, pool room and plenty of other attractions making the mountain vacation special.

Jahorina Mountain Resort & Spa, the complex currently under construction in Jahorina, will be even more impressive, since it is situated on a specific location, that is, on the very ski slope. Alongside luxurious features which had shown excellent results in Zlatibor, Jahorina resort will include a ski room, ski bar and other facilities and activities that will make the apartment buyers and guests interested in winter sports happy.


RUJ Mountain Residence & Spa is a residential facility, conceptually different from the other two resorts. It is located on a Zlatibor mountain side, making it possible to preserve the connection to nature. It is well connected to the center of the tourist attraction, however, our goal was to built a perfect mountain home, in a natural environment for those longing for peaceful vacation on Zlatibor mountain. Beside the unique location and atmosphere inspired by its surroundings, the apartment owners in RUJ complex will also have access to various features that grace and enhance the life on the mountain: catering establishments, retail shops and a spa center with the most modern equipment.

Considering the great interest for real estate purchase in Jahorina resort and RUJ residential complex in Zlatibor, it is clear that buyers are recognizing this type of property as a good investment. With the hotel in Zlatibor Mountain Resort & Spa being always at full capacity, it`s proof enough that this step in the business of this investment and construction company was a great move.

What will Pupin`s Palace in New Belgrade offer its users?

-Pupin`s Palace in New Belgrade reflects the perfect union of modern architecture and the latest technologies. What is your assessment of the real estate market in Serbia? What is the the buyer`s interest like?

-The market expansion we have been witnessing in the last period, and especially since the star of the pandemic, is the result of bigger demand and quite favourable market circumstances. The demand trends keep on rising, which is a particular challenge for the investor part of our company. Buyer`s learned how to recognize quality and certainty and investors strive to meet their needs with the additional features, and for their facilities to keep up with the needs of modern lifestyle in an urban environment.

I`m very pleased to emphasize that despite the circumstances which reflected negatively on the state of the world, our company has marked an upward trend in demand, or interest of buyers in our facilities, especially when it comes to new projects.

Speaking of new projects, I would like to mention that by the year-s end we expect to start sales of properties in Pupin`s Palace in New Belgrade and the start of the second phase of construction on New Minel Residence & Office complex. The sale of apartments in RUJ residential complex in Zlatibor and in the Jahorina mountain resort is already in progress and the interest in these and other projects has not declined.
